Largely intact when it was on the market back in 2019, this Clinton Hill wood frame got a makeover that preserved many interior details but inserted a modern staircase, upgraded the kitchen, and added air conditioning. The exterior of the mid-19th century dwelling at 102 Hall Street got a new look too, with the removal of the fish-scale shingles in favor of white siding, but the cornice is still in place.

The house is tucked in among blocks of early to mid-19th century homes in the Wallabout area not far from the Navy Yard and the Brooklyn-Queens Expressway. It is also around the corner from the Walt Whitman House on Ryerson Street. A map of 1869 shows the street was known as Houston at the time and there were a number of houses already in place on this block. A sales ad for this house pops up in 1872, after the street had been renamed. The “two story brick basement” house with “all the improvements” was pitched as a bargain at $5,000. That price included window shades and carpets. The house was covered in fish-scale shingles in the circa 1940 tax photo and a glimpse of its paired neighboring house shows an original door hood.

When this 16-foot-wide residence was a Brownstoner House of the Day in 2019, it had its period appropriate staircase with newel post, marble mantels, an arched niche in one of the bedrooms, and plaster details, along with some later design touches like tin ceilings. The garden level kitchen and the two bathrooms in the house had already been updated.

The most recent renovation has switched up the floor plan, bringing the kitchen up to the rear of the parlor level and adding a half bath. The full bath on the garden level has been updated with new fixtures, and the former kitchen turned into a laundry room with a washer, dryer, sink, and refrigerator, making it handy for gardening and entertaining in the backyard. The front room is shown set up as a casual living room, while the floor plan labels both rooms as bedrooms.

The entry hall has the new iron stair rail and a modern entry door, but the parlor retains its Italianate style marble mantel with arched firebox opening and its later tin ceiling. Updates include thick wood shelves on either side of the mantel and a mini split unit.

A bit of the floral wallpaper seen in the 2019 listing was left in place in the rear parlor along with the marble mantel and its later 19th century topper. The other side of the space has been outfitted as a kitchen with a two-tiered island, a wall of white subway tile, cabinetry, and open shelving. There is access to an updated deck.

The powder room off the stairway has a vintage vibe with green-painted bead board, floral wallpaper, and a pedestal sink.

Upstairs the configuration has remained the same. The largest bedroom, with that arched niche, faces the street. There is now exposed brick on the chimney wall above the mantel, a design touch seen in other rooms in the house. The smallest of the three bedrooms is shown outfitted as an office.

A claw foot tub is still in place in the full bath, but it has a coat of black paint on the exterior and the room has new tiles — white subway tile on the walls and hex tiles on the floor.

The rear yard is snow covered in the listing, but there is enough room for outdoor dining and for someone with a green thumb to get creative.

In addition to the mini-split system, other updates to the house include new mechanicals, a new roof, solar panels, and triple-pane windows, according to the listing.

The house sold for $1.6 million in 2019, prior to the most recent renovation. Listed by Compass’ Marta Maletz, the property is asking $2.25 million. What do you think?
