The Real Estate Group of NY reports that the 36-unit condo called Rockwell Place that’s near BAM is now 70 percent spoken for after reaching the half-sold mark in January. Available listings on the building’s website are running between $370,000 for a studio to $1,400,000 for a three-bedroom penthouse.

  1. A warning for anyone thinking of buying in this building. I’m an owner here. I do not recommend buying in this building.

    The building isn’t finished and the craftsmanship is shoddy at best. The sponsors are not responsive to fixing persistent building issues due to this shoddy craftsmanship. If you’re currently in contract, DO NOT under any circumstances close until they’ve attended to every single one of the items on your punch list. Otherwise once they take your money you will never get a response again. I also recommend getting your own inspection done before closing.

    Windows don’t work properly. Heating systems have been installed improperly. Air Conditioning doesn’t function correctly. Some air conditioning units are not drained properly and just leak into ceilings other peoples units.
    Units have brand new refrigerators that don’t function properly and are dented. People have suffered water damage due to building leaks that haven’t been fixed. Wood floors are buckling from what I presume is improper installation.

    The sponsor even goes so far as not identifying himself as the sponsor but rather a representative of the sponsor if he’s showing a unit.

    I don’t want people not buying here because it would help me to have more owners in the building, but I don’t want people to be hoodwinked. DO NOT BUY!!! This place could be great but it’s currently far from it.

  2. I checked out a few of the units here in the fall. The view and traffic noise from the units facing Flatbush Ave were a dealbreaker. Perhaps on the Rockwell side its better but still it feels like the building is set in a no-man’s land, so I took a pass.

  3. While not perfect, I would seriously consider this place if I was looking to buy now.

    Form a location perspective, I would give this place much higher marks that the newer buildings north of it on Flatbush, and a bit higher then the ones south of it on 4th.
