When we discussed at 283 Washington Avenue, aka the Cherry Hill Condos, last May, the price had just been reduced on Unit 4 and we predicted it would be the first to go into contract. It’s unclear whether that happened, as Brooklyn Properties shows it being in contract and StreetEasy does not. Both sites agree that there are four units still available, though, only one of which—the lower duplex—has had a price reduction in recent memory. It doesn’t feel like the seller is really that eager to move these things.

  1. Yes! Stay away from this place if you value your time and money. I’m the guy who can’t get a loan. Hal Lehrman, the sponsor of Cherry Tree and owner of Brooklyn Properties is a NIGHTMARE. I’ve wasted over 10 grand, I can’t get a loan because of the building and I have to go to court to rightfully get my money back. STAY AWAY FOR THIS PLACE.

  2. Banks aren’t giving loans for buildings with less than 50% of the units sold or in contract. Steer clear of these places for a while. My friend is the place in contract and it’s currently going to court because he can’t get a loan. I’d steer clear of this place.

  3. I’d stay away from these places. They’ve been on the market forever and the broker, Hal Lehrman, won’t negotiate on the prices. Given the current market and their high prices I’d say he he was a total idiot.

  4. I went to their open house a few weeks ago. The work is really shoddy considering the price. Pretty sloppy. And the spaces a little weird if you ask me. I think the building is being rented out because they can’t sell the apartments.

  5. They’re way too expensive, and they shouldn’t have baseboard heating, but I don’t hate them. Except for the two-bathrooms carved out in too small a space. I hate that. I feel like the developer spent money on the wrong things with these.

  6. Are you kidding me? The garden floor and cellar for a million dollars?

    I don’t know why I find myself pissed off about this, but what they’re calling a duplex is actually just a basement-ish garden floor apartment over a cellar.

    No windows, no egress… just mechanicals for the entire building and cellar storage space. They’re throwing in all of that as part of the square footage.

    I guess you can ask whatever you’d like in terms of pricing, but I don’t like the false quality to this listing description.
