$300-$500K Range: CLINTON HILL
195 Classon Avenue, Unit 2A; Price=$496,860 GMAP
A 1,136-square-foot, 2-bedroom condo, according to StreetEasy. The unit, which is in a development called The Azure, was initially asking $735,000 when it hit the market in mid-2007. Entered into contract on 9/6/08; closed on 4/22/09; deed recorded on 5/6/09.

$500-$750K Range: BUSHWICK
128 Schaefer Street; Price=$700,000 GMAP
A 2,430-square-foot, 3-family house, according to Property Shark. The price doesn’t make much sense, given that it last sold for $276,000 in September. Entered into contract on 12/23/08; closed on 1/29/09; deed recorded on 5/8/09.

$750K-$1 Million Range: SOUTH SLOPE
460 11th Street; Price=$999,000 GMAP
This is a 2,160-sf, 3-family, according to Property Shark. Sold via estate sale. Entered into contract on 2/20/09; closed on 4/24/09; deed recorded on 5/7/09.

    Sam, Bushwick is just past Williamsburg and Bed Stuy. It started out as an industrial area with warehouses and breweries in the 1840s, then expanded into residential, mostly in the 1890s although there are older parts. There are some freestanding mansions where the brewers used to live on Bushwick Ave. But pretty much every house in the area has been covered in siding, sheetrock, and linoleum.

    Imagine a rectangle bordered by Williamsburg, Bed Stuy, East New York, and Ridgewood.

    Next time you’re hungry, come on out to Northeast Kingdom. Very good food and reasonably priced.

  2. Hi all- I bought the 11th street property. It is a bit of a disaster! However, it’s got great bones and much potential. I will be renovating it shortly and hope to share my experience with the Brownstoner community. I am an architect and am doing the project myself- I’m sure it will be an adventure.

  3. where is bushwick exactly? To me it is kind of a mythic place. I have always heard of it, but I don’t think I have ever been there. That’s the way Brooklyn is I guess.
    I would never have gone to Williamsburg if it weren’t for Peter Luger’s.

    Not a trade. A murder. And not Clinton Hill for that matter neither. $500K for a Classon Ave (do or die baby!) 2BR?! Bananas! Brownstones there will be had for that much by the time Case-Shiller gets out of the red and back into the green.

  5. Bushwick sale is very puzzling.

    Normally a place like this would go in the low 400s, maybe less. This is frame house and the area is very far out and almost East New York.

    Brick three-families in Bushwick did sell for $700,000 in 2006.
