I’m afraid you are mistaken BHO. 51 Cambridge sold for $959k pre-Lehman. Are you really too lazy to look these things up in ACRIS before you comment, or do you not bother with the truth when it opposes your viewpoint?
That’s what, -5% off peak comp between the two? Keep fighting the good fight BHO. Maybe someday you will be right.
Oh! Look at those two little windows on top of Clinton Hill. It’s a FIVE STORY in damn near prime that went for, what, $0.91M?!

Clinton Hill is no deal. It’s today’s comp. A seller got real. It’s ask history supports my thesis that only a thin line exists between the timing of ask updates and comps. 1.5M was about peak as it’s neighbor, 51 Cambridge (gut nightmare now), went for almost that much Pre-Lehman. -40% off peak comp. The rest of the market will soon catch up (or, um, catch down).

The Clinton Hill house is one of the best deals I’ve seen in a while. Put in 400k to reconfigure as a 2family with a ground floor rental, take off the front porch, some gardening in the front and the back and you’re set.
point taken, nomi. It would actually be pretty nice if you were a nurse or whatever at the hospital. (There are a crap load of units available in that building, all around $130k for the 1-bedrooms)

Oh, that Borough Park house looks like it was a once nice early century house with beautiful lines. Maybe still largely if that bay window is the only egregious addition. But inside there are probably other offenses.
