This 675-square-foot studio hit the market in late ’08, according to StreetEasy, and went into contract pretty quickly. Maintenance is $486. Entered into contract on 1/27/09; closed on 3/26/09; deed recorded on 4/3/09.

$300-$500K Range: PARK SLOPE
302 2nd Street, Unit 12H; Price=$461,308 GMAP
This 684-square-foot, 1-bedroom condo in the Crest was originally listed for $579,000 in mid-2007, according to StreetEasy. Entered into contract on 2/26/09; closed on 3/18/09; deed recorded on 4/3/09.

$500-$750K Range: KENSINGTON
216 Beverley Road; Price=$695,000 GMAP
This 1,460-square-foot, four-bedroom, single-family house was asking $750,000 when it hit the market in September, and its price was never reduced. Entered into contract on 12/10/08; closed on 2/12/09; deed recorded on 4/1/09.

$750K-$1 Million Range: WINDSOR TERRACE
538 16th Street; Price=$840,000 GMAP
This 1,862-square-foot house supposedly sparked a bidding war last February, but it never sold. At that point, it was asking $999,000. The house came on and off the market last year, with its price eventually reduced to $949,000, according to StreetEasy. Entered into contract on 2/26/09; closed on 3/23/09; deed recorded on 4/1/09.

  1. My close friends were part of the bidding war at the WT house, but that was months ago (pre-Lehman) – and after an offer was accepted the listing was pulled due to estate issues. My friends went on to buy another house in WT, but that particular house had a bunch of weird issues, driven by the kids who were selling for their deceased parent or grandparent. Not sure it is the best barometer of the HOTD listing.

    I think this is one block down. One block farther from commerce, one block farther from subway, one block farther from foot traffic. Perhaps a slightly nicer block. I’d call it a wash.
