The building was on the market in November for $1.5 million, then was reduced to $1.3 million in January, and now has been jacked up to $1.6 million. It’s still listed on http://www.newmillennium-realestate.com for $1.3M and has an availability date of Nov. 05. The $1.6 looks like the result of listing it with Century 21.
I think the appeal here has to be that there is 6240 sq. ft. plus what looks like could be an english bsmt for another 1560 ft. Not counting the bsmt into the price this is 208/ft which isn’t bad.
On top of that, it’s a 4-fam so there’s no rent stabilization which is rare for a building of this size. It’s a lot of building without a lot of restrictions.
