According to the Brooklyn Eagle, 240 leases have now been signed and 175 units are now occupied; back in January, 176 apartment had been rented. (That comes out to about one apartment a day over the last couple of months, according to our math.) Avalon is a current advertiser on Brownstoner. GMAP

  1. Oh and if I recall correctly the months free we received is contingent on the terms of the lease, which if we broke, they could come back to us to receive the full payment on the months we did receive free rent.

  2. I’m one of the 175 too and it’s fantastic. My old brownstone apartment while it was nice at the time is a dark dungeon compared to the open sunny apartment I have here now. The view is not bad either or at least now I have one.

    They have a LOT of traffic going in and out of the building especially during the weekend for open houses. And the freight and one of the elevators is always being used during the weekends so I’m not surprised. I see new faces everyday. Sure they can be a little upfront on the 2 months free (we were able to get 3 months) may have something to do with it. The staff is the most courteous and friendly, most remember you by name and they greet you every morning/evening. There’s also washer/dryers in each unit and dry cleaning on premises which is awesome! And the prices is not so much different than what I was paying for in my old nabe.

    And everyone who I have met in the building is different. You have artists to business people, singles to couples and families, it’s a diverse group of people. And all of them are happy and friendly. I hope this trend continues.

  3. Stinks to high heaven. The nonuniform 40/week number above and now this. I’m gonna go sign a lease weekend – free 1-month rent! What a shell game.

  4. Brooklyn Gold didn’t have their C of O until February. So maybe people who would have gone to Brooklyn Gold went to Avalon instead. Or maybe, they went to Avalon until Brooklyn Gold was ready since Brooklyn Gold wouldn’t give people their money back…and Avalon would let live for 30 days free. Who knows? All I know is…I know people who’ve moved out for various reasons and the option was left open because of the 30 day deal.

  5. well that’s pretty shady. i’d be really curious what the deal is – as it might explain why avalon has so many more ‘leases’ signed than comparable buildings and isn’t the best of the downtown brooklyn buildings (price, finish, location-wise)

  6. Apparently a few, dirty hipster. cill – that’s a bombshell if true. Not a lot of landlords would let you do that. Good way to cook numbers.
