Affordable Housing Lottery Opens for Luxury Fort Greene Build With Pool
Income-restricted and rent-stabilized affordable units in The Everly start at $1,793 a month for a studio.

An affordable housing lottery for a new 51-story luxury tower a block away from Fort Greene park is open. The new development has a total of 569 apartments and includes an outdoor pool, a wine and party room, and a games room.
The lottery for The Everly, located at 180 Ashland Place, includes 171 studio, one-, and two-bedroom apartments, all rent stabilized and income restricted. They are set aside for households earning 80 to 130 percent of the Area Median Income, or between $64,766 and $227,500 a year for households of one to five people, according to the listing.
There are 25 actually affordable apartments, all at 80 percent of AMI: 15 studios priced at $1,793 a month, eight one-bedroom apartments for $1,918, and two two-bedroom apartments renting for $2,292 a month. At 130 percent of AMI, there are 146 units including studios at $2,800, one-bedrooms at $3,500, and two-bedrooms at $4,399 a month.



Market-rate units started leasing in June, according to StreetEasy, and listings are live on the development’s website and StreetEasy. The cheapest current market-rate apartment is a studio for $3,360 and the most expensive is a two-bedroom for $6,560 a month. The developer is offering concessions for both the market-rate and lottery apartments, including one month free on a two-year lease, 50 percent off security deposits, and move-in bonuses between $500 and $1,000 depending on apartment size.
Apartments include washers and dryers, dishwashers, oak flooring, stainless steel appliances, and quartz tiling, according to the listing and the development’s website. Tenants have to pay for electricity, while gas (used for cooking, heat, and hot water) is included in the rent. Tenants are allowed one pet under 50 pounds with a pet deposit, the listing specifies.
Developed by Rockrose Development and designed by SLCE Architects, the building boasts a wide range of amenities, including an outdoor pool and sundeck with a hot tub, a game room with bocce and foosball, a golf and multi-sport simulator, a dog park, wine and party room, a gym, and yoga studio. The listing says some of the amenities are still under construction and a $150 per month fee applies to use them. The gym can be used for $85 a month.



The new building, which towers over its neighbors, has the majority of its frontage along Ashland Place, but also occupies two small sites along Dekalb Avenue where a lower-scale podium sits that will be used for retail.
Renderings show the building follows suit with a number of other Downtown Brooklyn builds in that it is narrow, tall, and almost completely covered in glass with metal paneling. The apartment interiors have splashes of color with feature walls, renderings on the development’s site show, while cabinetry is white and grey.
Rockrose purchased the site in 2020 for $62 million, city records show, and demolished two three- and four-story mixed-use buildings along Dekalb Avenue and two larger commercial buildings on Ashland Place.

The Everly is within the Downtown Brooklyn rezoning area that requires a portion of affordable housing in new development. The project uses the city’s Inclusionary Housing Program and will likely get the 421-a tax break, according to the listing.
