An affordable housing lottery has opened for seven units in a seven-story building under construction at 901 Myrtle Avenue in Bed Stuy, one block from the Myrtle-Willoughby G train station.
All of the seven affordable apartments are one-bedroom units, with monthly rent of $1,074.
The lottery is set an area median income range of 60 percent. Eligible incomes range between $36,823 and $50,100 for households of one to two people.

Oleg Ruditser is the applicant of record. The building will have 34 apartments, and there will be parking available for 17 bicycles, according to building permits. There will be retail space on the ground floor.
The red brick building has black-framed windows and stepped balconies, a tiny photo on Housing Connect reveals. It is on an L-shaped lot that wraps around two smaller 19th century bruck buildings on the corner of Myrtle and Tompkins.
Martin Joseph of Metropolitan Realty Exemptions is the owner, according to building permits. He purchased the property in 2015 for $930,000. In Bushwick, he is behind a development on another l-shaped lot whose renderings look like a scene plucked from the movie “Up.”
The site was formerly home to a three-story building, which was demolished. The ground floor was occupied by House of Ashanti, a barber shop and party supply store, which had been in that location for 15 years before they closed in 2015, according to an article in DNAinfo.

Five blocks away is Woodhull Hospital. Marcy Playground is one block away, and Willoughby Playground is two blocks away.
Applications for the affordable housing lottery must be submitted by August 2. Apply through NYC Housing Connect. To learn more about how to apply for affordable housing, read Brownstoner’s guide.
