It was only three weeks ago that we were discussing the brownstone condo conversion at 536 Henry Street in Carroll Gardens. At the time, the two upper-floor floor-through apartments (#3 and #4) had just been put on the market for $869,000. (The ground floor unit had been on the market for $1,275,000 with no takers since September and the parlor floor pad had gone into contract in December for $869,000.) At the time, we suggested it was going to take some price-trimming to move these remaining places and most readers agreed. Well, the sellers also agree: The asking price on the two upper floor units was reduced yesterday to $849,000, not a big move but indicative of the fact that they are ready to play ball. Unfortunately for them, we suspect $20,000 won’t be incentive enough in the current environment. We shall see though.

From the photos it appears that a big problem may be the kitchens–they look more appropriate for a small studio than for an $850K two-bedroom….
Dropping to the low 700s should do the trick.
Lets wait a few more months and see how muchmore they reduce them by. I am betting 20% what about you guys?

Yeah but catty corner to a laundromat and i don’t know about you guys, that the “landscaping” for the building (and the one accross the street for that matter), consisting of a row of potted shrubs chained together to repel thieves – looks cheap, sloppy and unimaginative. How’s that for free advertisement?

Brownstoner, the only good I can think of that can come from trimming by so little is baiting you into posting about the trim — thus providing a massive free ad for them. What other reason could there be for such a bogusly small price trim?
Don’t fall for this crap just because you want to prove that you and we were right to bitch about the pricing…
i justthink these are a bit too high.. saw a great smaller 2 bedroom at 232 president last weekend at the open house with a small backyard and amazing kitchen for 650k .. 200k more for these? NO WAY! also there was an open house in park slope with a deck .. 661 carroll i believe that was 875.. that seemed so much better than these.. although i do prefer CG over PS.. just wish the finishes on these were better etc etc
Henry st is great, but price + maintenance seems pretty high for a condo. Even if it includes heat/water. There are better priced units for sale in hood.
