That was quick! Remember this gorgeous carriage house at 8 Grace Court with the original stables intact? It was a House of the Day a month ago when it hit the market with an asking price of $2,950,000. Well, according to the listing on Brown Harris Stevens, it’s already in contract. For anyone still following this, ACRIS has 8 Grace Court Alley selling for $2.65 mln. Buyer got a good deal, but seller also did well in selling and closing so fast.
I viewed 8 Grace Court Alley. It will make a beautiful family home. Unlike some carriage houses, this one is quite large. Liveable square feet must be close to 3300, which allows approx 300 sf for a garage (assuming that its gross sf is around 3600). It has the size of many 20 feet wide townhouses, with the added benefit of an indoor and onsite garage. Setting aside the issue of price, the new owner will have a superb family home in an excellent location once the renovation is done.
This kind of carriage house is truly rare in Brooklyn Heights. I’ve seen others that have the garage, but the square footage is often very limited. Examples are most of the carriage houses along College Place, which are just 20 feet wide. There is an enclave of large carriage houses on Hicks Street, just off Joralemon, as well as nice and large ones on Willow Place. Even at the full ask of $2.95 mln, the buyer would get his money out of this project once completed, if he so chooses. As “homey” notes above, however, it went below ask, which makes it a compelling purchase for the buyer. Perhaps the seller wanted a quick sale, which worked to the benefit of the buyer. We’ll know when it eventually hits ACRIS and propertyshark.com.

I sincerely hope they keep the original stable, too. It could be repurposed without removing anything, and would be so cool. How many of those are left in Brooklyn? Very few, if any more. Please don’t tear it out.
I know for a fact it did not go over ask, went for considerably less, but still a good price considering the condition.
This was one of a handful of places where I envisioned running into the old widower owner and offering “one hundred THOUSAND dollars” for the joint. That dream was dashed when I found out who these owners were — not exactly the unsavvy types.
I will not give up on my dream of duping an elderly person out of prime real estate. Is the insane shrink on Columbia Heights ripe yet? How about the couple on Willow Place?
