The new, and not very attractive, apartment building at 716-718 6th Avenue at the corner of 23rd Street looks finished but we can’t dig up any effort to market the units either as rentals or condos. Anyone know what’s going on with it? On a related note, CB7 just passed a resolution supporting the installation of a 3-way stop at this corner. GMAP P*Shark DOB

  1. Not to be a total downer, but that’s across the street from where the recent sexual assault in Greenwood happened. It’s kinda ugly, but compared to the rest of the block on 23rd St. between 5th and 6th, it’s a feat of design and ingenuity.

  2. the people who write the zoning code know full well what will happen- they do test it. and also they know it will be manipulated to maximize “living” space. it just is impossible to write something that will please everyone in a city that refuses to use design guidelines, while relying solely on the zoning resolution.

    the meters are outside so the utilities don’t have to buzz for access.

  3. I think it looks really nice. Huge big windows with decorative tops and doors with the same. I like the roofline too. Interesting. The only thing that’s horrible is the stupid Fedders thing.

    here’s the thing, though (and forgive me if I sound naive). I don’t think that the folks who compiled the building code imagined that builders would manipulate them to produce such contorted structures. The fact that people will actually live in these structures and that that they (the buildings) will themselves “live” in our neighborhoods for a long time seems to be an afterthought.

    It’s like letting bankers operate under minimal supervision — they make tons of money for a while, but leave everyone else holding s#@t sandwiches…

    A: cheap way to meet code w/o having to have HVAC in the building’s units

    A: yes, but a happy rich one.

    Q:what’s up with the crazy roofline on this building?
    A: R6B zoning + corner lot (80% coverage) + messing with the FAR (kinda like messin’ with Sasquatch) + each unit has roof access + zoning text on allowable “dormers” for said roof access= ugly building

    Not the ugliest, but not the prettiest. I have seen far worse…such as the Scarano “Duck Dodgers” spaceship building down the black between 4th and 5th Ave.
