The Bricolage-designed mothership on 4th Avenue near the expressway has a sign up advertising its luxury rentals via a firm called Urban Pioneer. The company’s website says one-bedrooms are going for $1,800 and two-beds are priced at $2,500. A call to Urban Pioneer results in the following bits of info: Move-ins began in December; all the one-bedrooms are rented; and the 82-unit building is 45 percent full.

  2. Not bad for the area, they don’t mention how the sq feet is but judge from the pics they are nicely sized. I know of a new construction rental with 1 bedrooms going for 2300 a few blocks north, of course that one had better finishes than this one. Though I wonder how bad the noise pollution and pollution will be, being so close to the expressways and 4th ave.

  3. They can get 2,500 for a two bedroom because if you look at most rentals, they’re never nearly as nice as these buildings are. You can find a two bedroom cheaper in that hood for sure but you’ll have a hard time finding one with laundry in unit, a dishwasher and all new appliances and level floors.

  4. I realized something this past weekend. I was walking in my home neighborhood of Gravesend and came upon an open house for a new condo. I went in to take a look.

    I realized that I really like that “new house smell”. Some people like a “new car smell”, but new apartments do it for me. Judging by the results above, I am not alone.

    By the way, I was astounded to see that this condo in Gravesend, well-done but nothing special and on a busy commercial street, had an asking price of $500 per square foot. Wow!!

  5. These look to be 2 bed, 1 bath with Washer/Dryer in unit. They have decent sized kitchens. The building has an elevator, gym and roof deck.

    If they had a second bathroom and the building was 8 blocks north, they would probably be going for $3000 a month.
