Co-op of the Day: 450 Clinton Street Triplex

At first blush, we were excited by the double-height arched ceilings on this two-bedroom in the old church at the corner of Clinton and First Place and thought that the asking price of $899,000 seemed reasonable. When we looked a little closer at the photos, the finishes struck us as a disappointment given the impressiveness of the structure itself. When we went back to an old thread about another apartment in the building, that sense was underscored by a commenter:
I used to rent in this very building. While I loved many things about it, the details and finishes always bugged me a little. The conversion was just done a little shoddy. The walls and floor/ceilings are paper thin.
How ’bout it? Worth the dough?

I have been in a couple of apartments in that building. I do not have the cash to afford it, but that building is great. The church in unbelievable and the charm is really cool.
If you want new construction then you are better off moving to the apartments on Atlantic Avenue. This building is great if you like the non-cookie cutter charm. Hey, it might only have a couple of windows. However, based on couple of photos, the vaulted ceiling look pretty damn cool.
The apartments I saw has redone kitchens and bathrooms. The walls seemed like any other sheetrocked walls. I am definitely not a contractor but I can not imagine the new buildings on Atlantic Avenue are built any differently.
Plus, the communal garden is large. I was at a party of there that easily fit 75 people.
How cool is it to live in a converted church????????
I live in the building as well, and have been in this apartment.
The above posts are both right: some of the layouts are strange, but it really is an excellent building, common charges are low, location is prime and the apartments are quite spacious. (I have more closet/storage space than some friends’ apartments.) I’ll take the “unique” layout and bathroom not connected to the master bedroom for all of the other positives. Yes, the finishes are ’80s and not up to snuff with today’s market, but that was true of nearly every non-new development place we saw in CG/CH when looking.
As for this particular unit, the kitchen was re-done, and it is much nicer in person than it looks in the pictures. The original kitchens (see the link to older thread) are really awful. While it only has two windows, its position in the building does let in pretty decent light, and the arched ceiling is stunning. I want to say that the master bedroom also has exposed brick, but I can’t remember for sure. For a couple, this is a fantastic apartment – for my tastes, though, I don’t think I could put an older child in here without light in the second bedroom.
I think apartments that are on different levels like this are awful. It breaks up the space without adding anything. Makes everything feel smaller. For some reason all the church conversions in Carroll Gardens are just awful.
I’ve been in an apartment there. It was nice but had only two small windows facing a brick wall. Some of the layouts are strange.
I live in the building. It’s really clean and there is a huge communal garden that is beyond amazing. Most owners have re-done their places since the 80’s conversion, so the details have been updated. Maybe the renter/subleter didn’t have an apartment that was fixed up. I don’t have issues with thin walls either. I can’t say enough good things about the building. It’s well managed and our common charge is really low. Also I noticed that the rooms in the units here are all good sized because it was a re-design of an old building.
This is such a Prime area who cares about the finishes. Ohh and i get to send my kid to PS58 wow i now need to come up with a little more cash and i am in.
This would be great for one person. Otherwise, the plan makes no sense.
The full bath is separate from the master bedroom. The second bedroom is windowless. The lav opens directly into the dining room.
But for a single who likes to give a lot of parties (and doesn’t need to worry about privacy, unless s/he’s got live-in “help”) the space and its level changes and flow are dyn-o-mite!
Break out the Kristal, baby!
I can’t tell much about the finishes from the few photos but the kitchen does look cheap from this view. That said, those arches are impressive. A few upgrades could make this place really amazing.
Only two windows? Great place for the light-phobic.
