The new development at 29 South 3rd Street wasn’t on the market when we looked it up last month, but now it is. The four-story building just launched its sales effort last week. In the mix: 24 one, two and three-bedroom units. The eight that have already hit StreetEasy are priced from $548,000 for a 864-square-foot one-bedroom to $893,000 for a 1,514-square-foot two-bedroom.

That would be great to see at 84, Wine Lover. The school has a long and inglorious history of reform, unfortunately, and the PTA there has been downright hostile to outside intervention (some of said intervention was well-intentioned, but not well-handled, to be sure). Since the new principal has only been on the job a couple of months, I would reserve judgement on the “doing great” verdict.
If I had spawn I would not want to live on this block – even if the school is using the Ronzoni method.
i bet the big apt sells. everyone i know is looking for apts this size.
also, for any actual buyers reading this, PS84 on berry and grand is doing great. new principal who is implementing the rizzoli method and re-training the teachers, lots of new families all active in the PTA, and expansion of their dual language programs.
The listing prices average $622 per ft². How much chopping until they start to move?

Close to the old Pies ‘n’ Thighs, not so close to the new one. But it is across the street from a ten-year construction project! (It’s also a nice looking development – I’m curious as to what will go into the retail on Kent Avenue.)
