  1. We saw this house a couple months ago, and it needed major, major renovations. Also no garage and not even a driveway. I’d say the buyer overpaid for this monstrosity. I wouldn’t have gone over $1 million, and I wouldn’t have bid because I’m not into having to do a gut rehab.

  2. Well, ok, there’s bits of the truth in all above comments– snarky and otherwise.

    Now that grandma is moving the new owners can show the house the love it (sorely) needs–still some good ol’ NY details intact which is always a treat!

    Really now folks, for a 2 family of this size/nabe/etc it sounds like a veritable steal
    to me. On a $/sq ft, this is barely an apartment elsewhere, albeit a negative is the lack of garage and parking slip.

    It’s all a matter of taste– I like the Ol’ Vic’s, other people don’t. This sounds like a fair price to me.

  3. Are you people kidding? This house, to get a top price for the area, would need all new kitchens and baths and who knows what the systems are like. Has some nice original features, but looks like it lost a Victorian fireplace somewhere down the road. PPS and DP proper exceptions, “larger houses” in the nabe are only about 1/3 or 1/4 larger. Not twice as large. Top price for a house this size of a little larger, full new reno – 1.4. A friend of mine got close to this price in DP a few months ago; so did another seller in Midwood Park.

  4. This is hardly “immaculate” — more like “needs updating.” Plus the color and extra-liberal use of shingles are off-putting. But a good location. Price has got to be heartening to Victorian Flatbush fans.

  5. Yeah, I did see the photos. Not dumpy, but hardly tarted-up either.

    And for this neighborhood, that is a small house. The occasional 1.9m house you might see in ACRIS is probably twice this size.

    Get out of your bunker once and a while and you might know that.

  6. Sorry, DitmasSnark. This is not a small house and it is in immaculate condition (did you see those BK Properties photos?!).

    Per ACRIS, comps in Victorian Flatbush reached as high as 2, 1.9 and 1.85 mil in ’06, ’07 and ’08, respectively. I’m only calling 1.4 for this one.

  7. Circa 2008 this is pretty much exactly what a house of this size and condition would have fetched. The 1.4 million dollar houses are – generally speaking – larger and in better condition.
