After two and a half years on the market, the charming but clearly overpriced brownstone at 219 Washington Avenue finally sold the week before Christmas for $1,655,000. At one point in February, its asking price went as high as $2,835,000. When we featured it as a House of the Day in July of last year 2008 when it was asking $2,495,000, we had this to say: “Seems to us that you gotta have a fifth story to get this price on Washington Avenue in this market, but we could be wrong.” In this case we weren’t.

  1. I visited this place when it was HOTD or OHP in the spring of 07. It was a beautiful house, great reno, in an inconvenient location being put on the market at the peak. I don’t think there’s any broader lesson, except that an individual seller surfed the market all the way down, buoyed by their own unreasonable expectation. The bump up to 2.8 was ridiculous, and probably cost them two years waiting. But DIBS is right, it’s still probably close to peak comps.

  2. I used to live in this building before the renovation. It was always a great building. But not worth 2.85K, not so close to Mrytle ave. and no 5th floor. yes it was nicely done over. But come on.

    I’m pretty sure this happens every year. People wait till the spring to list their property because winter is usually very slow.

    This winter was odd in that it was not slow at all for sales compared to years previous.

  5. And a lot of the listings being held back are prior listings that have been taken off the market in the past year or two, which often appear on StreetEasy as “No Longer Available” but don’t turn up as sold.
