warehouse-11-5-28.jpgThis one slipped through the cracks earlier this week… Curbed reported that Warehouse 11, a 120-unit Karl Fischer special that looked headed for the junk heap last spring, has staged a remarkable come-back in the form of some serious price cuts. In May, the average price per square foot in the building was $721. There are now 18 listings up on StreetEasy that come in “below even perhaps the most dire Williamsburg predictions” at an average of just $557. Aptsandlofts.com has the listings. GMAP

  1. I am a 1st time home buyer looking to stay close to Manhattan. I have looked into LIC- way too expensive, Greenpoint- okaaay apartments, but I rather be by the L train than have to take 2 trains to work, Sunnyside- don’t want a co-op, Dumbo-might as well look in Manhattan, Astoria- not a great market for condos and “East Williamsburg”- which I feel is a bit danagerous still..everything I’ve seen is either
1)around the same prices or more than Warehouse 11
    2) with very high common charges
    3) finishes that are not my taste or cheaper than the Warehouse 11 finishes,
    4)or in an undesirable location.
I don’t love the hipsters, but it won’t stop me from moving into the area. The location isn’t bad at all- right by the park, near the L train or a bus(I don’t mind the bus!)I have inquired about the oil spill. If the Offering Plan states that the Dept of Buildings has confirmed that the area was excavataed, tested and completely cleaned..wouldn”t that be ok enough to NOT worry?

  2. well stargazer – this is a condo building – so, huh? it’s nice. beats a condo with crappy sh*t. also, lots and lots of folks have no desire to buy a fixer-upper. on the side-lines right now of watching my co-worker pull her hair out with the delays with the kitchen renovation in her coop. carrying that mortgage and her rental payment at the same time for MONTHS cause the coop board just sat on her paperwork, and she couldn’t even start. now listening to the construction delay tales. i can understand wanting to do you own stuff, but i am not that obsessed with kitchen appliances or whatever, and would be super happy with these.

heather – depends on the apt – the bigger apts have terraces and really good views. agree that the one bedrooms were pretty straight forward in terms of layout, but if you are by yourself, it’s just nice. the place my friend was interested in had a terrace that faces the garden (well, the garden’s supposed to be there), and is sunny and in the back/interior, so probably quiet. friend loved it, but needed to buy faster.
if this goes rental, it will rent up fast.

  3. I think the bathrooms are horriffice. For that kind of money, i would like to pick out my own kitchen and bathroom, thank you very much.
Who wants to have the same bathroom as everyone else. Also just because it is granite, high end or whatever, doesn’t make it pretty.
    Hello !

  4. Well, you could choose worse locations to drop $550 sq/ft.

It’s not for me, but there are still enough people willing to spend too much to live in cheap construction with shoddy finishes. 471 Keap Street proved that.
