Given more than 10 percent of brownstoner appraisers thought this was worth more than ask, seller must be disappointed he could not find a single bidder willing to go at or above ask in the real world. Once again, the widget appears to be overly optimistic.
The widget was almost exactly between the asking price and the sale price. The buyers got a good deal considering this is a doorman building that appears very well maintained.
We just sold our unrenovated 1 BR in Park Slope, with significantly higher maintenance, for more. So, this makes me pretty happy.
