165 W. 9th: For Sale or Rent?
Something’s smelling a little off at 165 West 9th Street, a rental we posted about last week, and it may be more than the exhaust fumes wafting over from the BQE. As a couple comments noted, the building appears to be on the market for $8.5 million, and it’s been sitting empty for about five…
Something’s smelling a little off at 165 West 9th Street, a rental we posted about last week, and it may be more than the exhaust fumes wafting over from the BQE. As a couple comments noted, the building appears to be on the market for $8.5 million, and it’s been sitting empty for about five years. So it’s not clear to us whether rentals here are on the up and up, or whether delays with a c-of-o (after five years???) are indicative of a deeper problem. Anyone got the 411 on this puppy?

165 W. 9th Street Sales Listing [Peter Ashe Real Estate]
Awaye Realty is clueless. I saw some of their “commercial” spaces, advertised at 4,000 rsf each. We got into them, and they seemed rather small. Fortunately, I was armed with a tape measure. Each room was 500rsf. I asked for a ground plan and what they gave me had no relation to what they showed me. They couldn’t even find an exterior wall. That’s when I left, and I definitely won’t go back. The ads are still on craig’s list every day.
Let’s see
First they tried selling it as condo
Then tried selling the building
Then tried renting and even with no fee and a free months rent couldn’t get a bite
Now trying to sell the building again.
I think it’s a combination of CofO issues and way overpriced for that street.
i have a bird’s eye view of this building from my flat and in the several months that i’ve lived here, i’ve only see two “suit” types perusing the back terrace sometime back in early summer… aside from that — no prospective tenants — no workers — no nothing…
