Readers of the Sunday Times will know that 160 Maple, which was the subject of much debate on Brownstoner in the old PLG-bashing days of last Spring, has just sold for $970,000. As you may recall, this was initially on the market for $925,000 before the asking price was raised to $975,000. Several readers raised their eyebrows at the move, but the sellers were ultimately vindicated, though it probably took longer than they had expected. We were bullish at the time and aren’t too surprised at the news: Flight to quality in a weakening market.

You might be right about low ballers but what do you think about the fact that there is so very much great stuff on the market right now (in August no less!). If one is looking in PLG, there is a surfeit of options and those who are more motivated might find themselves agreeing to less. Just a thought…
Both houses have a similar footprint. However, the Rutland Road House is 3 full stories above ground PLUS a sub-basement, whereas Maple Street has 2 full stories plus an “English Basement” which sits a couple of feet under ground (and therefore, no sub-basement). Comparing the two depends on how you feel about having an english basement instead of a garden level and not having a sub-basement.
The biggest difference between these two particular houses, however, is that the Rutland Road house is renovated TO THE HILT. It’s restored top to bottom and has new baths, central air and heating, and a fantastic kitchen which leads out to a fabulous back yard.
Given the quality of the restoration and the renovation, I highly doubt the owners will settle for low-ballers. Nor should they.
Does anyone know how this house compares size-wise with the BHS listing on Rutland at 1.3m?

Anyway, 160 Maple. Yes, I think a lot of people familiar with PLG real estate complained to the broker for listing it so low (or so I’ve heard).
In early 2005 this house would have gone for well over $1M. But then the market got less frantic, and there was a glut of supply. Not to mention many newcomers were undoubtedly scared off by uncensored, sensationalist accounts of neighborhood violence appearing on this very site. Why that was allowed to go on for as long as it did, I’ll never know.
But that’s all in the past, thankfully. And so are the days of anonymous whiners and trolls.
For those who don’t know Maple Street, it is, in my humble opinion, one of the most beautiful blocks in all of New York City.
