This 4-story, 2-family brownstone at 313 1/2 12th Street between 5th and 6th Avenues in Park Slope just closed yesterday after a spirited bidding war. The house, which sits on a 16.7-by-100-foot lot, is in good condition but unrenovated; on top of that, the top floor has low ceilings and is not visible from the street. Nonetheless, the house, which was listed at $1,195,000 ended up going for $1.3 million. Granted, given the lag time from when the offer was accepted (last summer, we’d assume) it doesn’t say much about today’s market, but it’s still some interesting color.

  1. Thanks, Anon. Interesting stats on the Heights. The only reason we don’t spend as much time on BH is that we assume it’s out of range for most of our readers…Maybe that’s an incorrect assumption?

  2. Brownstoner usually doesn’t venture this far West, but Brooklyn Heights just had three sales of brownstones in the $4 mln area.

    First, Corcoran had one listed at $4.25 mln. It sold in 2 weeks.

    Second, Brown Harris had one listed at $3.995 mln, which also just sold, but this one was on the market since Spring.

    Third, Corcoran just sold the modern house on Willow Place that was listed at $3.7 mln. This house was noted on Brownstoner in the spring. It finally sold just in the past few weeks.

    As far as Brooklyn Heights is concerned, if it’s priced right and it’s in good condition, then the market is still healthy. In this case, “priced right” means somewhere plus or minus $4 mln depending on the usual things such as size, location, condition.

  3. I hear that the market in Brooklyn is still good, while it’s slowing down considerably in Manhattan–thought there is talk that good Wall Street bonuses could help the Manhattan market come January or February 2006.

  4. How is the market in Brooklyn these days? While I hear from friends currently looking for a house/apartment in Manhattan and near Manhattan NJ that they experiencing a slight slow-down of the real estate market, I have no idea how the situation is in Brooklyn. Does anybody currently looking have a feel for this?

  5. this house is between 5th and 6th ave. i’ve seen it. the other poster is correct that it had originally been listed at a higher price at 1.35m or so in the spring and they had no takers. the fourth floor is small and has lower ceilings. it’s not totally unrenovated, wouldn’t take much $ to make it very nice.

  6. My counting skills are only so-so, but where are the 3rd and 4th floors? OK – count the garden level as a floor (it looks like it is not too far underground), but are they counting the basement as a floor?

  7. This house was initially on the market at just over $1.3 mil — $1.35 mil, I believe. The asking price was then lowered to 1.195.

    It was sold by Charrette Properties, a local developer who renovates smaller brownstone and frame houses, primarily in the South Slope. They also are responsible for the condos on 2nd Street that have been written about on Brownstoner. Charrette usually does a thorough renovation of the properties. This one, however, looks like they just tidied it up a bit and flipped it.
