For some reason that eludes us, the 65-unit condo was just relaunched this month. As a result, the new building hit the ground running with six units in contract (according to StreetEasy)…

A new building at 1130 Ocean Avenue going by the name The Waterfalls on Ocean came on the market briefly back in February. For some reason that eludes us, the 65-unit condo was just relaunched this month. As a result, the new building hit the ground running with six units in contract (according to StreetEasy) and another nine units “spoken for” (according to the brokers). Prices on the released listings range from $379,050 for a 899-square-foot two-bedroom to $555,750 for a 1,439-square-foot three-bedroom. How do you think this place will fare? If anyone can get us a real photo of the building we’d be most appreciative.

Tybur6 – You’re 100% wrong. It’s not at all near any orthodox neighborhood and the closest synagogues are at least a 15 minute walk away. I don’t know who it’s being marketed to, but if they expect the orthodox to buy there they’re in for a big disappointment.
i went to the first open house they had months ago before the building had heat!
Although the model apartment was really nice, the 3 bedroom layouts felt weird to me (the model was a 2 bed 2 bath) and the 2nd and especially 3rd bedrooms where extremely tiny.
I love the price points, and i don’t mind the area, the units not so much.
It has been moving very slow for some reasons. Perhaps the neigborhood is not as nice? More than 10mins walk to subway?

As someone who lives in Midwood, I have to disagree. This building is closer to Ditmas Park than the Orthodox section of Midwood. If they were aiming for on Orthodox market they would not be listed with Corcoran. Regarding housing prices in Midwood- they are very varied. I live on a block of row houses in which the last house sold for $500,000. No house on the block has cracked $550,000. The idea that the Orthodox are driving up housing cost is xenophobic. As in any neighborhood, certain areas, blocks, houses cost more than others.
