Here’s a sweet two-bedroom in Forest Hills in a 1930s co-op. The apartment looks like it has all its period details, including picture frame moldings and door surrounds, but has a new kitchen and an updated bathroom. The bathroom has white tile; we’d change out the sink for something vintage. What do you think of the price of $289,700?

  1. This is one of the nicest buildings in Forest Hills. The price is more in line with a 1-bedroom than a 2bedroom unit. Although the apartments in the back face the LIRR tracks, those apartments are considerably more quiet than the apartments at the front of the building that face Austin Street. The traffic on Austin can get backed up especially in the mornings with dog walkers, schoolchildren, buses and sanitation trucks not to mention the loud music and horns from speeding teenagers at night. The LIRR runs sparse service after rush hour (with no service during sleeping hours) and the back apartments do not have any noise from sirens or street traffic. I would take a LIRR facing apartment over one on Austin Street or Queens Boulevard. Nevertheless, anyone can install CitiQuiet windows and drown out any outdoor noises.

  2. This is a nice building. But one major consideration for anyone who is thinking about buying in this building is that it is next to the Long Island Railroad tracks. So some of the apartments have windows that directly face the LIRR tracks. The LIRR-facing apartments sell for substantially less than similar apartments in the same building that face Austin Street. I’m not sure whether the apartment shown here faces the LIRR, but the price is fairly low for a 2BR in Forest Hills.
