Real estate is one of our passions here, so we thought we’d take a look at the top 5 real estate posts on QueensNYC in 2012. Here they are – soccer, new development in Forest Hills, that $5.1 million home in Neponsit that is now uninhabitable, and what you can get for under $250K.

5. The landscape of the Major League Soccer stadium saga in Flushing Meadows Corona Park

So Major League Soccer wants to move into New York City. They’ve had their eye on NYC proper (the NY Red Bulls play in New Jersey) since 2011, when they put a team together to look into over 20 potential locations for a stadium within the city limits. Flushing Meadows Corona Park eventually became their location of choice, appealing because the location is near public transportation (subway, LIRR) and because Queens is “home of soccer in New York City right now,” according to MLS President Mark Abbott. This stadium would be the home to the 20th team in the League and would start playing 2016.

4. Windsor 2 AKA Forest Hills 389 – new development coming to Forest Hills

Over an the Edge of the City blog, there was a post written last week about the progress of the Windsor 2, a high rise mixed-use (mostly residential) development that will be built on the north side of Queens Blvd between 71st/Continental Avenue and 71st Road. The address of this site is 108-11 Queens Boulevard, according to the design paperwork with the Department of Buildings, though 108-07 Queens Boulevard is also valid (GMAP).

3. What will $5.1 million get you in Queens? A sweet beach house in the Rockaways

NYC woke up this morning to the news that the most expensive house in Queens was sold – a home on the south tip of Beach 146th Street in Neponsit on the Rockaway Peninsula (GMAP). Neponsit is not far from Jacob Riis Park and Fort Tilden, two amazing green spaces in the area. The house itself sold for a total of $5.1 million, which was actually $1.1 million less than the asking price, but $3.6 million more than they originally paid for it all the way back in 1998.

2. House in Neponsit that sold for $5.1 million this summer is now uninhabitable, thanks to Hurricane Sandy

We learned that the home in Neponsit on the Rockaway peninsula that sold for $5.1 million in August is now uninhabitable after Hurricane Sandy came to visit. The NY Daily News reports, “The house was unoccupied when Hurricane Sandy hit. The first floor flooded, the foundation was ruptured, and the pool looked as if an earthquake hit it.” The house is located in Neponsit near Belle Harbor, which suffered from flooding and fire during the hurricane.

1. What you can buy in Manhattan, Queens, Brooklyn, Westchester, and Dutchess for $250K

We did a little poking around to see what we could find for $250K around the region. In Queens, we’ve included a traditional 2 bedroom in Forest Hills. For $1K more in Manhattan the apartment is a cozy 130 square foot studio. In Brooklyn, its also a studio, but of course a bit larger. Moving up to Westchester, we’ve got a two bedroom, and up in Dutchess we’ve included a log cabin with 5 acres. Yes, the range here is 130 square feet to 5 acres.
