schaefer-landing-view-1008.jpgIt’s looking like buyers at Schaefer Landing in South Williamsburg were victims of the old bait-and-switch. After ponying up (in some cases) seven-figure price tags based in part on the lure of Manhattan ferry service outside their front door, condo owners will be having to hoof it to the subway come November 1, when New York Water Taxi will stop service for the winter months. With lower ridership in the colder months, it can’t run the service without a subsidy from the city, the operator says. The money has not been forthcoming and given the current fiscal woes is unlikely to anytime soon.

  1. Did’t this building sell out of sponsor units long ago? If so, the developer would not subsidize the ferry since he collected his profit already and left the buyers holding the bag on that amenity.

  2. there’s tons on broadway/S.6th/S.5th all just a couple of blocks away – this includes a gym, a supermarket, a wine bar, several restaurants (including dressler, diner, and marlow & sons-all amazing!), a wine store, and on and on.

    the JMZ is a great train line – it comes almost constantly in the morning. and, as winthropost noted – a car service takes you to manhattan in minutes. i get home in 10-15 minutes from nolita/soho all the time. rush hour out over any of the bridges is typically slower than a cab home though – so i do recommend the JMZ for the mornings.

    obviously, schaefer landing is way south and was when this woman bought there, no surprise.

  3. i think the marcy ave stop on the JMZ is a little closer than the bedford ave stop on the L. and the JMZ isn’t as jampacked in rush hour.

    if a passenger can afford $4.50 for a one-way on the ferry then just call northside carservice to take you to either subway stop for around $5-6. better yet – “carpool” and split the cost with a neighbor.

    when schaeffer landing first started selling without the ferry service i think they had van shuttles to the subway. i don’t buy this 15 minute commute on the ferry anyway. once they land on manhattan how close is the nearest subway or bus? or do they take taxis from there?

  4. If the NYT article is correct that the City subsidy was to be $40,000 per month and, if the absence of ferry service is likely to make sales of these condos far more difficult, would it not be in the developer’s interest to replace the City subsidy?
