This place jumped out at us for obvious reasons: There aren’t too many co-ops around that look like a Gothic church. The space is very open and light, though we can’t figure out how big it is. (We suspect it’s about 1,000 square feet, but could be wrong.) The only negative we can see is that it’s only a one-bedroom. The asking price of $779,000 doesn’t seem crazy though, especially when it last changed hands for $875,000 $739,000.

  1. Some info on this building. I’m the President of the co-op and the reason that there is a lot over-seeming turnover in the building is that it is only 5 units as most brownstone co-ops are 4-8. Young folks purchase here quickly (because it’s quite lovely), marry, have 1-2 kids in short time, build up equity and move to the suburbs or out of state. It is a great location for the professional, young or older. I’m here over 13 years. The ground floor apt. 1, which is a duplex and included the yard, sold for $875K within the last 18 months. Sold very quickly. Apt. #2 is where the memorial services were held when it was a memorial chapel. The building was known as the George J. Ayen Memorial Chapel until it was purchased by Mitch Strasberg (cousin of Lee Strasberg of the Actors Studio fame). The ground floor was used as an art gallery and called “55 Gallery”. It was then purchased by a local investor, Mr. Erlich, and co-op’d in 1983. This is one small building with great cooperation from its shareholders who love the place. I, personally, don’t hear a lot of noise from 7th Avenue at all. Hope this helps clarify some info.

  2. Anonymous 8:35- Not mistaken. Elliman doesn’t post floorplans consistently. For instance, try to go find a floorplan for a unit in the belltel lofts. There are plenty of other examples. Anyone looking to buy would prefer to see a floorplan with the price and numbers before trudging to some open house.
