The 1980s-era kitchen could use an upgrade, but everything else about this Renaissance Revival brownstone at 724 Macon Street in Bed Stuy is gloriously intact — including an original Gibson Girl-era bathroom.

It has an oval pedestal sink, built-in vanity mirror, porcelain hex tile floor, claw foot tub, and beautiful original subway tile walls with a  course of decorative tile with bas-relief boughs in pastel colors. (And yes, the plumbing can be upgraded without harming the original detail.)

There’s tons more, including stained glass windows, terra cotta foliate ornament on the facade, elaborate wood mantels with tile, original shutters, built-ins in the dining room and kitchen, and on and on. The listing says these are in “museum quality condition.” Mechanicals are not mentioned.

The floor plan is also intact, and it’s a one-family. There are 2.5 bedrooms, two parlors, a dining room and 1.5 bathrooms.

The owners request a one-year lease back. The ask is $1,299,000. What do you think of it?

  1. What’s wrong with one-year lease-back ? If I put down 300k, take out a $1 million mortgage, my monthly payment is roughly $4,500 per month. I charge you that as monthly rent and you’re effectively paying my mortgage for a year. Maybe I can negotiate on price a little given that some people are reluctant to do lease-back. I move the following year. I’m fine with that. Win-win.

  2. Lease backs are fairly common. Basically the sellers need the cash from the sale to purchase their next home. It’s all written into the contract and is legit. we did it on our place. It was unheard of several years ago, but so was the asking price of a lot of these places now… it’s what the market will bear…. beautiful house, BTW.
