236 Livingston will be a 271-unit residential rental project with two towers: 26 stories on Livingston and 10 on Schermerhorn. The developer is Shlomo Karpen, who’s had some trouble in the past (having had to settle with buyers at his Williamsburg Mews development). At the Community Board 2 Land Use Committee last December, locals learned that only eight units would be affordable; one unit per floor on floors three through 10 (about three percent). That’s enough to allow Karpen to raise it an extra five floors. The architect on the original permit is Henry T O’Hara, whose other projects include the renovation of 20 Henry Street.

It’s good that the affordable housing will be integrated with the unaffordable housing, but only 3% affordable housing units for five extra floors? Isn’t that giving away the store?
well -they will certainly have great choice of subway access. Maybe as these blocks of downtown improve they will become more desirable as office building locale also.
Glad to see that construction industry has not stopped completely.
