that’s cause the construction hasn’t started yet, and people haven’t gotten a taste of how sour it will be.
The sq ft price of the sale on State and listing featured on Setspeed today for a resale on Dean between 4th and 5th (sold 2 years ago for $485 now $699) is proof enough for me to indicate that AY/arena is no deterent to prices and sales.
Maybe a turnoff for certain people to be this close to arena (even too close for my taste) but market is showing not a factor.
And – remember it is time on sale to contract…. Not to ‘sold’. Contract to ‘sold’ can take many months.
It’s been said many times here before, time on the market is measured from the day of the last price change to the contract. Every time you read any of the stats about time on the market and getting full asking price, keep that in mind.
