If sunlight is your key criterion this ground-floor duplex on State Street probably won’t be your bag. And on a pure square footage basis, the asking price of $995,000 isn’t crazy for the prime Boerum Hill location. The only problem is that it looks like a good chunk of the 1,400 square feet is a window-less “rec room”, suggesting that a portion of the cellar has been annexed to boost the size of the garden apartment. The second bedroom is pretty skinny, too. That said, the garden looks nice and we think that, contrary to our standard position on the subject, the exposed brick works in this space. There was an open house last Sunday. Did anyone go?

  1. I’ve been in this apartment, and it’s beautiful and cozy, and all the space is very usable/pleasant–including the downstairs office/rec room. It does have an above-grade extension, as well as a large and lovely garden with patio, grape arbor, and planting areas. Great subway access, etc. I may sound like a broker, but I’m just a former neighbor who has always loved this space!

  2. They are guessing because bldg dimensions on prop shark show about 1000sq per floor (possible there is extension but we don’t see evidence in pics).. Listing on brokers website talks about rec room (read cellar) with skylight – however that is done- but there is a pic on the site that kinda indicates some light thru what many of us have as hatch entry to cellar.
    Anyone can buy a little cheap kit and test for radon.

  3. I don’t see a floorplan, so what information are people relying on when they say that “a good chunk” of the space is a “windowless” rec room? Not that I don’t believe it, but I don’t see anything to suggest that it comprises much of the sq. ft. and lacks any windows…

  4. Windowless is good if you want a dungeon or a place to make crystal meth. Come on – almost a million bucks for this? Of course my opinion means nothing – all they need is one buyer…
