Vestibule removal

Hi, I’m sure this topic has been discussed time and again. Any advice on pros and cons of removing the second set of doors (vestibule) on the parlor level of the brownstone? Husband is keen to make the space more seamless and I’m on the fence coz I appreciate the advantages of having a second set of doors (insulation, security etc) but wanted to hear thoughts from this forum. 1) Draft city with an open floor plan. I live it every day. We want vestibule back.
2) Initial Mudroom for the nasty storms, wet smelly shoes. Those wet shoes really stink up the entire front of the house w/o a vestibule…
3) Moths! You can put some moth traps up high by the vestibule light and catch many of them that wait on your door until you open it. We are inundated with moths (live by the park)
edit: forgot to add that without vestibule we have wood floors. So that means rug. A rug that needs replacing every 6 months it gets so nasty. So consider keeping the tile if you do remove vestibule.

Removing the vestibule and opening up the living room is one of the great advantages to a doing a Passive House renovation. With a conventional building and historic or typical contemporary doors, you will most certainly have some drafts from the outside. If this isn’t your primary entrance, then go ahead and get rid of them. If it’s your front door, make sure you have somewhere to put your wet boots and umbrellas!

We didn’t have a vestibule (old wood-frame didn’t have one) but we did have the option of putting one in during our reno and opted against it. We used the space to build a coat closet instead which I am very happy with and we use year-round. That closet helps block drafts if it’s super windy outside, and it creates a separation between our entryway and our livingroom so you don’t walk directly into the living space.

That said, we also have a porch and we are protected on one side by a building because our house sits farther back on the lot, so our front entry is not super windy and we have somewhat of a protected drop zone for people to shake off their shoes, leave umbrellas, etc. I’m not sure if the vestibule would be more useful if our front door opened directly to an uncovered stoop.

For all the practical and aesthetic reasons mentioned above, I’d advise against removing the vestibule. In an extremely narrow townhouse, I’d consider keeping the vestibule and instead removing the wall (or enlarging the opening) between the hall and parlor, creating a fun niche at the front of the house for a built-in seat and storage underneath.

However, any loss of heat/cool within the structure will draw heat/cool through the walls from the surrounding spaces to achieve a balanced temperature. Your unheated neighbor will draw heat through the party wall. An unheated cellar will chill the floor above.

I removed my inner vestibule doors 2 years ago even though a friend advised me against it because of “drafts”. I’m extremely happy with the result, although the parlor floor is a separate apartment and is separated from the stairs by a wall and door. That means the temperature of the entryway, or even any drafts, have less of an impact on the actual living space. I also covered the glass windows on the front door so that no one can see in to the entryway. There is much more space in the entryway and makes it feel much less awkward.

Good move not discarding that door. My neighbor tossed two sets of pocket doors but cut them all in half before putting them out. I would have paid him for them, one of mine is warped. I recovered the hardware.

Hi, I wanted to do the same thing and not have that second door. However, I ended up putting it back after a few months. The second door keeps out a lot of the noise as well as the cold draft. I couldn’t imagine not having it now. I put a door that is all glass with a transom on top so that it would still have an open feel and I’m very happy with it.

most of my experience has been that people regret removing the vestibule due to the draft. now that said, if you have a single outer front door, you can insulate that door. most of the single doors are on the inside and those are the ones which we are able to insulate with insulated stop molding. the double outer doors are hard to seal as you have two moving items with a divide down the middle.

Listen to Orrsuz & Mikey. I have vestibules on both my basement(street) and 1st floor(parlor) levels. The outer door is the envelope of the structure with no real insulation. Just check the draft in the pocket door cavities if you have them. I swapped out the lower outside door for an airtight insulated door but it took me thirty years to find one($99) and I rebuilt the framing wall. I put in an exterior light and a vestibule light while I was at it. Very happy. I don’t have close my inside door now which I fancied up with a cut glass insert. Lots of light, comfort and good looks now. I replaced my exterior parlor level door(never looked good) with double doors but they are not tight or insulated(next time?) so I rely on the heavy original interior door to keep comfortable and safe. Oh yeah, I got a dog too.
Remember the two prime features of a “brownstone” town/row house: lots of interior space and it’s built solid. Be sure of what you want to alter . It was built in a style inside and out that complements all else on the floor. Need more space move to a bigger structure.

ours was very small, less than 30″ between sets of doors, which made entering and exiting awkward. so we removed the second set of doors but left all the walls so there is still a little alcove. we also replaced the front door which had glass in it with a solid doug fir door that is much better insulated so there is little heat loss.

Our vestibule is freezing in winter, we appreciate the extra insulation that a separate area offers as well as the storage space for coats and shoes etc
