Looking for a good windows
Hi everyone, I am planning to renovate some of the windows in my brownstone home. The house will be reaching it’s 100th year next year and the previous owners have not done any renovation or repairs to it.I will be doing a renovation soon once the winter is over.Meanwhile, I am in the process of selecting windows because I have to get them replaced.I am thinking of getting either single hung ( http://northtechwindows.ca/products/single-hung-windows/ ) or casement windows.I am not sure which is easier to maintain and clean, if anybody could share some suggestions on this it would be great.

Have you looked at repairing the windows instead of replacing them? Are they original wood windows? My limited experience with large replacement windows (I bought an apartment in a 1926 building and the original windows had already been replaced with aluminum) is that the new windows that get installed aren’t really designed to be quite as large as they are and the internal mechanisms fail as a result. This may be just in my building, but I thought it was worth mentioning if you have particularly large windows.

Windows are definitely expensive if done right, but can be one of the greatest comfort and convenience changes. If you have traffic or other outside noise, laminated noise reduction windows can dramatically change noise infiltration. Good windows will vastly change the cold drafts. This is an expensive and intrusive project– avoid skimping if you can. I installed Marvin laminated noise reduction tilt and turn windows in a Manhattan loft and the cold and noise reduction is impressive. And you can’t break them with a sledge hammer, which might make you more secure.

You should do your 100 year old brownstone a favor and install some decent windows. Single hung vinyl windows are cheap because they are terrible windows. The vinyl expands and contracts making noises, creating poor seals and windows that become difficult to move. Your color options for vinyl will be white. White windows can look good with brick for a colonial look but they look terrible on a brownstone house. The vinyl casements you are looking at open out. That can be fine for a small window but a large one will get blown around by the wind. If you want screens they will be on the inside and that’s really not pleasant to look at in your home.
The majority of brownstones that have had windows replaced have brown aluminum double hung windows that are supplied locally. Check out a place like All United Window and Glass (allunitedwindow.com) or others for options. Double hungs are much more appropriate for a brownstone than a casement and you can tilt in the top and bottom sashes for cleaning. The new aluminum windows have a thermally broken frame so they are more energy efficient than in the past. Marvin makes a great aluminum clad window but they are expensive so your best bet is probably a local supplier like the one I mentioned.

casement will always win when it comes to energy efficiency.
Get an inswing casement, best are European.
The silly outswing ones that I see sometimes are impossible to clean.

Double hungs are more traditional for a brownstone.
You can get double hungs where both top and lower sash will tilt in for cleaning.
Standard casements can get tricky on the parlor level where windows can be over 7′ and would need a transom to operate. Double hungs can function both wider and taller then casements.
Nothing wrong with using casements for the rear facade.
You can even play with the grills to give it a Double hung look.

Double hungs come so that the top sash too can be dropped for cleaning. I think a brownstone can look very nice with one large pane casement windows and I believe they are also available with muntins to look divided. I have seen nice looking three light and six light casements on brownstone renovations.

I have both. I don’t know about North Tech but I know the difference between casement and single hung. Single hung look great on a townhouse or brownstone but are really hard to clean. You can only flip down one panel for cleaning. Other than using a ladder it will be difficult to clean. The upper panel is fixed so you pretty much have to stick your whole body outside to reach the outside of the glass. Imagine doing that on an upper floor. I usually take a towel with a squeegee on a long handle and reach up from the inside to clean the outside part. It’s hard to get it spotless. I can unscrew the unit and bring down the top panel but it’s a big process. My casements extend all the way to 90 degrees. At this position you can reach out from the inside and clean the outside of the entire window. It’s not easy because there’s not much of a gap but doable. That’s said I would never get casement for a brownstone. Doesn’t look right in my opinion. If I had to do it over I would pay more for double hung.
