Contractor vs Architect Pre-Offer

We’ve been looking at houses and are serious enough that we want to have an architect or contractor we can call on to do a walk through with us so we have a sense of what we’d be getting into renovation-wise before making an offer. We’re newbies to this and are speaking with our realtor of course, but would love a sense of benefits of one over the other, expected cost, etc. Open to recommendations as well.

You need to hire your own inspector to go through the house, and most of them should be able to give you a rough idea of the costs and what is feasible. Some know current costs etc. more than others. Some also are more familiar with old houses than others and a small number are also engineers. Architects and contractors in my experience are not necessarily experts on what needs to be done or costs, although architects are outstanding at looking at a space and coming up with creative solutions to improve it and adapt it to your lifestyle needs.

Thanks @nawshin. Your home is beautiful! I can’t wait to see the finished product. For us one of the houses we really like would need a reconfiguration of the hallway to the bedrooms, mostly just extending it a couple feet to add separate doorways rather than having to walk through one room to get to the other. The challenge is the house is already at the top of our budget so we want to know roughly what we’d be getting into with that. Then my partner fell in love with a house that would be close to a gut reno! Not sure I’m up for going through what you are right now, though. Hope it wraps up soon!

We hired an architect before we closed on our townhouse, knowing we would need to do extensive renovations. It was a good move in terms of having a design and a game plan in place before we closed. The only down side is that it didn’t give us a good sense of how much it would actually cost to do the renovation. We didn’t really know that until we bid out the project to contractors. Oh yes, I have my own broker but just doing my homework ahead of a more detailed convo with him. Definitely would do a home inspection but at this stage I’m looking to get an idea of feasibility and very rough costs for desired changes prior to making an offer.

Before walking through with an architect and/or contractor, have you conducted a through inspection of all systems and building to see the truly necessary work? I would start there. And when you say “your realtor” is that the seller’s broker or yours? Remember, the seller’s broker has no obligation to you but to get the seller the highest price and highest commission.

One question I had was whether an architect would be as good at spotting potential trouble areas vs a contractor. I guess it depends on how hands on they tend to be.

No landmarked homes on the radar, so don’t have to worry about that. But one we’re very interested in would need a few tweaks right off the bat. It still has a lot of historic charm so we’d want to know the best way to go about it to accommodate the near-term updates and prep for the longer-term ones as well. Sounds like an architect is best-suited for that kind of approach. I’d have that realistic perspective up front rather than have surprises that inflate the cost or make future renos harder later.

They’re two very different things. An architect is design-minded, they set the vision for the project from both a zoomed-out and zoomed-in point of view. A contractor is then the person who brings that vision and those plans into reality.

Some choose to pursue their project with only a contractor. For a number of reasons, I think that’s a terrible decision. For our project, we built a relationship with an architect whose work and ethos we aligned with from the start, and then sought out contractors.
