Sprinkler System Requirements

We just moved into a three family home with a working sprinkler system in the hallways and certain rooms.  We got inspected by DOB who told us we need to do regular maintenance and certification.  When asked for more details, he told us to research it.  It wasn’t helpful so what do all 3-family homeowners do?

you can get these from the Fire Dept at 9 Metrotech.  They used to cost about $25.00 each.  Follow the links provided by Makainyc – they should lead to a Cert of Fitness for Sprinkler System.  Study the materials.  draw a vertical floor plan of your building and note the location of the main valve (which I assume should be chained or tied to a tamper alarm) and note the location of the riser, and any sprinkler heads.  When you go to take the test, they will ask for the drawing and the real big question is – where is that valve located (on your building it is in the front/street side, but when they ask people in commercial – it can come in on any side and they need to see that the test taker knows exactly where).   The big thing an FDNY inspector will look for on site is 6 sprinkler heads and a wrench and that that valve is chained open or on a tamper alarm (and I am not sure the tamper alarm counts unless there is someone there to monitor).  He will check the log as well to see that you sign monthly.   The downside to getting this cert and doing this yourself is that you will not have a relationship with a sprinkler service company – and in an emergency they are good to know.   Steve

See these links for 2 certifications that you will need. If you have a plumber that you like you can ask him/her abt certifications.
