NYC HISTORIC LANDMARKS PRESERVATION TRUST
Has anybody had any dealings with them? Im in Crown Hts which is not yet a landmarked area but it might be and thus evidently I might qualify for a low interest loan from these guys (a private company) who would oversee some major stuff id do from my stoops and facia, to my roof and my rear facia. Big job, would need an architect and they would contract it and oversee, which is worth it to me. But has anybody had any dealings with them or know about them? Would love to speak with someone who has some experience with them…

Gwen, When you go to their site and click through to “loans”, there’s a house at 1251 Dean St in Crown Heights that apparently received a loan to fix their facade. Maybe write to a note to the owner and ask how the experience was?

Yes, its the NY Landmarks conservancy. I still have to get approved and so we havent gone over details beyond a site visit but they tell me they would provide an architect and oversee, and this area isnt yet landmarked (though now im going to double check). Im just trying to find someone who has gone through something with them of similar scale for the upsides and downsides….

The New York Landmarks Conservancy is a local non-profit that, among other things, offers low-interest loans to property owners in current and, I’m pretty sure, eligible historic districts. Is that who you are talking about? They are a fantastic organization. But they definitely are not a private company, and they won’t select your architect or oversee construction for you.

Sorry, I read your question too fast. Never mind the easement! The New York Landmarks Conservancy does indeed make loans for repairs / preservation work. But I believe your property needs to be landmarked already.

Google “facade easements” or “architectural easements.” Forbes magazine has written about this subject. Essentially you are donating an easement to a non-profit organisation, in order to qualify for tax breaks. If you do not live in a landmarked area, you are giving up important the right to make certain changes to your property and, in so doing, you could be reducing the resale value of your home. Also the IRS hates this loophole and could come after you — which is not to say they would win, but still. Talk to a tax advisor and a lawyer before you proceed.
