Who to call about issue with bathroom ventilation?
I am hoping someone here can point me in the right direction. We live in a row house where the bathroom was moved from the back of the house to a larger but windowless middle room. The bathroom now seems to have poor air circulation – the ceiling vent/fan doesn’t take care of all the steam produced from a hot shower and there are small spots of mildew that have formed on the ceiling above the shower head. Since the work was done before we moved in, I do not even know where the vent leads out and I would love to find out. Any suggetions on who to call for this issue? Thanks.

Thank you for the detailed info slopemope! We are now thinking that the vent is going out through the non-working chimney. Will check on the roof and also check the ducting and makeup air issue.

Before you start taking things apart and opening up walls, go up on the roof and see if there is a vent above the bathroom. If there is, it will be very obvious. If you don’t see a vent on the roof, you could try checking out the attic and seeing what you can see. If there isn’t enough room to crawl back to the area, try at least checking it out with a strong flashlight during the day.

I’m not an hvac expert but here is what i (think i ) know – First, check to see that an idiot did not install a recirculating fan meant for half baths only. If not, in general an HVAC company is usually best on these kinds of fan issues – and its usually because frequently an hvac person did not install them in the first place. There are not many options for the vent. Frequently, they will exit through a duct through the back of the house (pic attached) – or possibly through an airshaft if the house has one. Sometimes the roof if its on the top floor. I have seen both, so its usually backyard or roof or airshaft. If you are adventurous, you can remove the fan from the ceiling and make sure it has a (typically round flexible) ducting if you might be able to sight where it goes. Make sure the ducting is actually secured to the fan in the ceiling (hint: never use duct tape for anything hvac related – it comes off!) There are calculators online that can help you make sure the fan is sized correctly for the room size (CFM etc). Note that extra long, curved or kinked flexible duct can reduce the flow of a fan, sometimes by a factor of 90%. Sometimes that “is what it is” since replacing ducting can be tough to impossible w/o ripping up the house – and some people choose to try to “force” more air through with a larger fan – sometimes helps but sometimes not. Heavily curved ducting is rather common so some are not getting near the amount of real CFM they think they are. Something to keep in mind. I used 2x the CFM calculator in my most recent reno and it just (barely) does the trick with several unavoidable sharp curves in my vents. Also note that ventilating a bathroom has two components – fan CFM to the outside is how the air is removed, but just like sucking air out of a bottle, if there isn’t any makeup air coming from somewhere outside (door undercut, other leakage through the walls) you will just create a vacuum and more sucking power won’t do anything. Sometimes you can troobleshoot makeup air issues by by testing if cracking open the bathroom door creates a strong draft at the crack and clears the steam from the room. That could be a possible makeup air issue. So basically check the existing fan to see if there is adequate CFM, check the ducting to make sure it is hooked up, going outside, and if you see any big curves or twists if you remove fan from ceiling. Thanks everyone. I forgot to add that there is one more floor above the bathroom floor before the roof. I am guesing this would make it even harder to vent through roof? Any idea how much work it would entail to determine where the vent leads? I have thought about just getting a stronger vent fan but am still really curious about how the vent was done, thanks again.

Our top floor bathroom never had a window, or airshaft. It was SLIGHTLY vented through small skylight vents to the cockloft which, in turn was slightly vented through very small vents in the metal and glass skylight housings. When we had insulation blown into the cockloft we added two mushroom vents, but that was still insdequate. After having the room re-plastered twice with no lasting improvement we added a vent fan/heat lamp combination, vented through the roof. That seems to have completely solved our bathroom moisture problem.

Airshaft should be easy to find if there is one. Look for a “boxed out” drywalled vertical area maybe 18′ x 18″ that doesn’t seem to have any purpose or reason for being there.

It is possible, given that it is in a middle room, that there once was a window to an airshaft in that room. This was often (but not always) the case with middle rooms in rowhouses. Because they faced an airshaft, often quite small, and get almost no light unless on the top floor, they have often been closed off by walls by renovators. While not always ideal, venting to an airshaft is better than venting only to rafters. I had one that did this (you woudn’t know the window to the shaft was still back there), and the paint never mildewed or peeled. I would check whatever plans or clues I could find to see if there is an airshaft in there somewhere behind the walls, and if so, make sure it is vented into that. It may be that the fan needs to be replaced with a better one. If there is no airshaft, finding a place to vent a middle room is a harder, and potentially impossible, task. Given that your bath was originally in the back, I’m guessing there may not be one. I’ve seen them most often in homes where an original central bath location had a window opening onto the shaft. But many small middle bedrooms also had windows that opened onto an airshaft.

Typically these vents are just put in and go nowhere except into the rafter or roof area, which is VERY bad because they will quickly promote mold growth. They need to be vented to the outside through roof or wall. Is that even possible where your bathroom is now located?? A good handyman and/or contractor can figure this out. Search here for recommendations that have been made for these tye guys. It’s a small job but oftentimes a PITA because of the difficulty to route the exhaust outside.
