Recommendation for Liability/Builder's Risk Insurance?

Was informed I will need these two policies as insurance rather than homeowner’s insurance while I gut renovate our newly purchased townhouse (not habitating until near end of renovation). Does anyone have any recommendations for companies to go through for these types of policies? Was quoted by one company ~$2,100 for just 6 months of Liability – not even including Builder’s Risk. Does this sound right? Any suggestions for a newbie? Thank you in advance.

One more question…. Should both of these policies begin immediately when we close? We are not going to inhabit the townhouse until after/end of construction. However, permits might take some time. I wasn’t sure whether it’s worth paying for Builder’s Risk before we even begin to build!
