Homeowners Insurance - Home in

My partner and I just closed on a landmark row house in Long Island City and prior to closing we secured a home owners policy.  Following a visit by the assessor we were notified that our policy had been cancelled due to our home being in “poor condition.”  The house most certainly needs a ton of work and our contractor is scheduled to begin work in September. Was wondering if anyone in the Brownstoner community has gone through this.  We’re living IN the house during the renovation (going floor by floor) and need a policy that covers the current state of the home (fixer upper – overgrown yard, galvanized plumbing, needs new baths and kitchen).   We’ve called two companies and we’ve not had any luck so far so as a long-time follower of the board thought we’d reach out.  Any help, advice or recommendations would be much appreciated. Thanks in advance.

I have a feeling that if you go through a broker they will just not mention your renovation.   If your contractor has ample insurance shouldn’t you be covered through a renovation with a regular home owners policy?

We got Fireman’s fund coverage through HUB. This is not rocket science — you need to pay a builder’s risk premium on the homeowner’s policy until the work is done. It wasn’t too bad — nowhere near as bad as buying a stand alone builder’s risk policy. As soon as work was sufficiently complete — ie all structural stuff done, down to the painting and stuff, they converted it to regular homeowners and we did not pay risk premium for any day we didn’t need to.

What about State Farm?  The Rodney Shannon agency on Fulton Street in Bed Stuy may be worth a call.  I loathe them but if they’ll insure you, then you can switch to a reputable firm like Chubb.  If you financed your home, you’ll need to get insured and fast.

I just did.  And unfortunately they won’t cover the house while under construction (even if we are going to be living there.  Any other recommendations or advice much appreciated!
