Temporary Hot Water for Tenant Post Sandy

My mechanicals were completely submerged during Sandy (not to mention my main sleeping floor) so there is a lot of rebuilding and replacing to do. Because the floor had to be gutted I have decided it’s time to make other changes that will update the house. Some of these changes involve system overhauls. However, I have a tenant and the tenant space is completely habitable (once the electric is turned back on), so I need to provide the space with hot water (space heaters can be utilized until the boiler is back up and running). How do I do this in a non-permanent way? Get a small hot water heater and separate it out?

You can get an insta-hot (tankless heater) for the hot water line.  These are run by electric and come in various sizes.  It does not require a water tank and is fairly easy to install if you have an electric line nearby.  I have stayed in a one bedroom apt where one was installed in place of the hot water tank and supplied hot water to the bathroom and kitchen.  It worked quite well.

If you think you can install a temporary gas water heater safely, I’d opt for that considering it will be unaffected by the next power outtage, if there is one coming with this new storm. That aside, an electric is much more portable and less work to deal with.

the easiest temporary arrangement is probably to sister up a small hot water heater … a bit of a waste of money, but it will make your tenant happy
