Which to do first...windows or facade?
Attempting to replace windows and redo façade of brownstone this year. We’ve heard varying opinions from contractors. Not sure which project to tackle first. Some say brownstone first b/c the façade construction workers will scratch, dent, dirty new windows. Others say replace the windows first to ensure more accurate fit and reduce dust coming into house. Any experience or advice on this matter?

Always do the Masonry first. There is no way that the windows cannot get damaged. But more important especially if you have a brick building, while the pointing is being done ( if it is cleaned out properly) and if it really needed doing, as the workers push it back straight, the window openings will move slightly. And the window installers can get a better cleaner line to their sealed edges.

Facade always go first. Many of the processes applied to the masonry will stain the glass panes. To prevent this reputable contractors will mask the windows, but that is rarely successful, And you won’t notice the streaks right away.

That is an ambitious undertaking but I’d go with windows first. You will seal the building envelope this way. Facade work is really messy and takes a while. Good luck.
