What are some good examples of EIFS/stucco used in NYC?

Stucco looks great on buildings in foreign countries… why does it always seem to inspire cringes in NY? Is it our technique? The color? The placement vis-a-vis brick and brownstone?

Has anyone seen EIFS done right here?

EIFS is with no question a very good commerical cladding. When it comes to using EIFS on your home that is where most of the EIFS problems arrived. It is much different animal putting EIFS on a house compared to a commercial building. That is not to say it can not be done, and done right. The EIFS Industry has an applicator problem, because the nature of the material you cannot get away with cutting corners as most contractors do. The more problems arise the lower the price of the EIFS jobs get the more corners that are getting cut. I will tell you now, that if you can find an EIFS applicator that does not cut the corners, and educate yourself on what to look for, you can have a great product that will last, at an unbelievable price.  Price of EIFS is at least half of what is was 15 years ago, and most would agree that if done correctly it is a good product. EIFS is a piece of crap material..it has an almost hundred percent failure rate if not maintained at the stucco to metal interfaces (think windows and doors) on a yearly basis…are you really going to get every caulk joint redone yearly?

Use EIFS only if you are looking to redo the work once it cracks and starts slowly leaking.  There are newer designs out there that are supposed to last but I would not trust it.  I had one client last year that insisted, we shall see how it lasts over time.

Here’s a stucco house in Brooklyn that doesn’t look poorly constructed.

In the US one is much more likely to find stucco homes in California, think bugalows, and other parts of the west coast, or in places like St. Augustine, Fl..

Thte developer I worked for in the 1980’s used Drivit on a lot of shopping center rehabs.  It’s also use on alot of hotels by the interstate.  It’s light and cheap and the install is straightforward.  It’s my understanding that the product wasn’t allowed in NY for some time, perhaps because it can melt from the heat of fire in an adjacent property.  Nowadays there are quite a number of EIFS products out there.  I think there are some issues about possible water infilatration and mold if improperly flashed and I’ve seen a number of intalls where the surface has worn away.  I think the main reason people cringe on its use in Brookly is context.   There aren’t alot of existing stucco structures and an EIFS application can look out of place next to brownstone, limestone or wood frame.
