Patch & paint or re-surface the entire brownstone facade?
Anyone have advice on when to just patch peeling areas and paint a brownstone’s facade, versus when you need to re-surface the entire building? Patching & painting is obviously much cheaper, but I’ve heard some people say it’s terrible for the building to paint brownstone. Then again, most of the brownstones in the area are painted. (yes, some look terrible, but some look ok.) Any advice? Different contractors have suggested different things. The building’s not in terrible shape, but definitely needs some work. The stoop is in terrible shape, having been poorly patched and painted several times before. Would appreciate suggestions based on experience. Thanks.

If you have enough fund to resurface thats the best choice specially for landmark area.Resurface will stay longer nice and original look.You said facade conition not too bad than patch an paint will be cheaper and good to go for few years.All depends on buget an teste.If you need more estimate you may call M.Hamid Construction Co at 718-633-1500.Special Rigger Licensed an fully insured.

It really depends everything on you and your budget. you should definitely think of resurfacing the facade when your facade is deteriorated very badly. since you said your facade is in ok shape,other than your neighbors,i suggest you repair it where it needs and paint it over. it really depends if its in Landmark District. you might consider resurfacing your brownstone steps only. if you need an expert let me know,i will send you an email. i have had positive experience.

It is highly recommend that you completely re-surface your stoop because it goes through the most wear and tear especially during heavy winters, otherwise it can be a safety hazard. Depending on your budget, you can patch & paint the brownstone facade. You should ensure that all patching work is done accurately, meaning that all moldings, details and designs are “re-built” to match original shape. Then you can paint over the entire facade. Although people feel it’s “terrible” to paint your brownstone as it takes away from the “beauty” of brownstone, from our experience we have seen quality final product done under low budget. However, if you have the budget then re-surfacing the entire brownstone facade would be the optimal solution as it would be guaranteed for over 50 years, and of course preserve the “beauty” of your brownstone!
