Getting estimates for facade work

I’ve had three contractors come out in the past week to get estimates on facade repair.  First, **Rahmann Contracting**–he seemed uninterested.  He took no notes and didn’t sell himself at all.  in fact, I don’t think he said more than 10 words.  He mentioned that he’d never worked in Crown Heights North.  He stated he works in Boerum Hill, Park Slope, Clinton Hill, etc.  I guess Crown Heights North is not one of the “it” nabes because he has not gotten back to me with an estimate.  Whatever….he’s loss! The second contractor was **Excellent Contracting. ** Meraz come out and he was more attentive.  He took notes, gave suggestions and showed us samples.  He gave us several addresses where they’ve done work and gave us a quote on the spot.  He later called and gave us another alternative with another quote.  Lastly, **A. Malek** came out.  He was there early and took notes.  He made suggestions, but seemed to be suggesting work that I don’t believe we need. He spoke of dismantling the stoop and rebuilding it.  I didn’t think the stoop was in such a state of disrepair….and it sounds quite costly.  I have not received his estimate yet.  I should get it by end of day. Oh I forgot, I called **Transcend** first, but they never called me back.

Use Meraz! I hired **Excellent Contracting** for my brownstone steps and front garden. I am very pleased with the outcome and working Meraz was always very pleasant. I redid my front steps, re-laid the blue stone and draining in the front garden, restored the retaining walls, replaced my front door saddle, added a garden space, and more. I was so happy with the work I hired them to completely revamp my backyard as well with a stucco wall, new drains, new blue stone, concrete repair, etc. Meraz handled all of my issues professionally and was very accommodating to changes in the plan. I got lots of quotes and their prices are very fair. I’ve recommended them to my sister & bother-in-law, who re-pointed their brownstone with lime mortar (a complicated job due to the setting nature of the mortar). They also completely restored their landmarked cornice and he did an equally amazing job. I’ve also recommended them to a colleague buying a brick building in Carroll Gardens for a full brownstone façade (big job but these guys can do it). Can you explain the scope of work involved? Are you looking for a full facade re-do, or something less? Using contractors who principally work in expensive neighborhoods is a sure-fire way to spend more money. We used a guy from Central Brooklyn who has no web sites and appears to get all his jobs by word of mouth. He’s also a man of few words but he did our facade two summers’ ago and we’ve been very pleased with his work. $28,000 for a 3-floor house including quite a lot of incised detail to recreate. Price did not include the stoop which had been rebuilt a few years previously. He did two other houses on our block, also 3-floors but flat-fronted (we have a bay) and with less detail for $24,000\. Donald Morgan is his name: 646-797-1053\. Don’t expect any long conversations but he knows his stuff! One other thing: if you are in a landmark district, file the application yourself. Paperwork isn’t his thing.
