Full Brownstone Facade Restoration

Just got a proposal for brownstone façade restoration including cornice repair and paint, railing scrape and repaint and sidewalk bridge for upwards of $90,000\. Building is 20′ wide and 4 stories. Does that sound right? Any contractor recommendations? Any suggestions? Thanks!

We are preparing to do either just our stoop or the full façade. Does anyone have recommendations for a good company to do the work, please? How do you know when it’s time to have the façade redone? Our stoop is in terrible shape but our façade appears to be ok. Thank you!!!

Sounds high. I learned that price is not related to quality nor timeliness. I recently hired Amin Home Improvement to repoint my brick wall as they promised highly experienced workers — it was another story after contract was signed: they engaged people that had never done such a job before and caused damage to my property. a bad experience all around.

Sounds a bit high. I had my 4 story brownstone done last year. its 21 wide. The cornice was done as well. It did not include any railing or sidewalk work. The job ran around 60k. I used excellent contracting and am very happy with their work. The only “quality control” issues I had was from the tenants who complained that some dirt got into their apartments…however, excellent addressed those concerns quickly. It was also nice having the scaffolding up during last winter…did not have to worry about snow :). HouseNut – what quality control issues did you have with excellent?

$90,000 +/- is about right for a quality Brownstone job these days. Make sure to look at work that whoever you are considering did 5,10 years ago or more. Brownstone can often look good for a couple years, but a bad job discolors or cracks etc. over time. For the person who put windows in before taking care of the façade…sorry, your windows will get ruined!

Definitely line the inside of your windows w/ plastic film. A neighbor of mine just had her whole facade done &, while the workers were diligent about being clean, dust inevitably got inside.

Sleestack, I only had the stoop done for now. It took a week to chip off the old stuff and build it back up to the grey scratch coat. Then they let it cure for a few weeks. It took another week to do the final coat and details. Then they came back two weeks later to do a final acid wash. So the process takes a while! If you start now they would probably stop at the scratch coat and then do the final coat in the spring. I didn’t have an issue with damage but we did seal our front door with tape to prevent dust from coming in during the removal phase. I think it would be a good idea to cover the windows during the first phase when they are chiseling away old stucco and stone. After that there is less risk of damage.

Excellent did ours (4 stories but 14 ft wide) for over $40k, including the stoop. The final product is nice, but the process was very painful due to quality control on their end. Glad we did it, but so glad its over.

MDR, we are thinking of doing this soon. How long did it take? We have new windows in our house and are concerned that they could be scratched or damaged during the facade work. Was that an issue for you? Thanks!

That seems high. I got a bid from Innovation Construction to do my 20′ brownstone and it was half that although it did not include cornice work and it was only three stories. It did include the stoop. I postponed doing the whole facade for now but I hired them do the stoop and was really happy with the job. The workers were very polite, meticulous, cleaned up well, protected our neighbors property, etc. If you call ask for Ekram.
