Advice on getting a Termite Inspection during contract - limited accessebility

Hello, I would appreciate your expertise / opinion if you are an exterminator or home owner. We are in contract for a wood frame house and the inspector we had come in doing a through report before we went into contract saw evidence of previous termite activity. He saw some repair resulting of this. The house we are buying is still occupied and very cluttered, certain areas are hard to get to. Should we get a termite inspection, knowing the exterminator might not be able to access everywhere (e.g. ceiling in basement can be moved around as it’s those styrofoam movable ceilings). Or should we just get a treatment once we own the house? I know – and it scares me – that as long as you don’t open walls you never really know if you have termites or damage anyway. I think it will be better if you inspect the house as you say that it is a wood house so there is probably a chance of termite effect. You should concerned with [termite](http://termitesolutions.com/) or pest control expert.

Well dear I feel for the Pest and termite control treatment you should hire only the professional inspection services that inspect each and every corner of the house. An experienced inspector can see evidence of termites no matter how cluttered a space is. It is not advisable to use the chemicals to get rid of possible termites, they are very toxic. It is probably in your contract that you have the right to an inspection for termites, if they are found, the seller pays for the treatment. But this does not include replacing beams etc. If you are getting a Bank mortgage, the Bank will want a certificate of treatment or certificate of no evidence of termites. A good Termite inspector that I use often is Joseph Molluso of Northeastern Exterminating. 718-336-0634

Most termite infiltration and damage is visible from outside the house and the basement. Only if it is extensive there would one assume it might be problematic as you go further up. Focus on the outside and the basement

I had a similar issue on my house. The termites had infested a wood beam in the basement- the beam was going to be replaced anyway. So, I forgo a termite inspection but asked the seller to give a credit instead. But in this current market, I’m not sure a seller would agree. If you’re doing a gut renovation then a termite inspection is probably not needed.
