What type of professional advice do we need to sort C of O/block and lot issues
Hi – I live in a condo in Brooklyn. The condo sponsors also own a lot next to us and a lot behind us, as well as a connected (physically) apartment building. When the sponsors sold the units in our building I think they didn’t do all the paperwork right to essentially disconnect our properties. We frequently get citations that are associated with the connected building. Now the owner is planning to build in the empty lot next to us and has just built on half the lot behind us. I want to get our building disassociated with their properties, but am not sure whether this is for a real estate lawyer, an expediter, or what. Any suggestions? Thanks

First ask the Attorney that handled the purchase when you bought it to go over all the title, C of O and block & lot information at the time with you.
It was probably all subdivided as part of the development.
But just because you are getting mail addressed to your address does not mean that there is anything wrong necessarily other than the buildings department, HPD or some other City agency has not corrected/ subdivided the mailing address for the new lots, if it was subdivided …. In which case you are not alone and do not expect to change it to correct it. I have had this same issue for years with some of my properties, you can go to the agency in question, send certified mail, speak to commissioners…. nothing changes.

🙂 – thanks – yes what I needed to know is just whether this is for a lawyer or some other entity. Is it just a generic real estate atty? Does anyone have any referrals for type of attorney who could straighten this out?

I don’t mean to be flip, but the Condo Association needs to hire a lawyer familiar with these types of matters to review the documentation, provide advice, and prepare whatever paperwork is necessary to fix this situation (or tell you everything is correct). I don’t think this is the type of question for which you will receive meaningful advice on a forum like this.
