Recommendation for Legalizing Extension w/ DOB

I’m looking for recommendations on architects to legalize a three-story 16′ extension–including new plumbing and electrical–built on my two-family frame construction home (R6 B2) in Brooklyn. The seller did a gut renovation and added the extension onto the existing 34′ x 16 2/3′ property and did very little with permits. I’d like to get an architect’s assessment to decide whether or not it’s going to be worth going down the rabbit hole to bring everything above board with the DOB.

Did you get title insurance and a bank loan when you bought the property? Did the title company object to the survey inspection?

Sorry to say that’s not the situation. I am certain the seller put the extension on the property. The extension was built in late 2012 (Aug-Dec).

Are you sure that the seller added the extension?. There are many old extensions especially on the older frame houses, that the DOB does not have records of (officially) they were just pre-existing conditions when they started keeping records. Look on the old Sanborn Maps etc. or If it is in Brooklyn, check with one of the “old Code” expediters such as Scott Schnall, 718-875-2321 if you can deal with him… or Phil Farrarer (he used to work in Scott Schnall’s office) 917-817-6289 they will look up all the old maps.
