The Zoning Resolution section 23-44 (b) refers to obstructions in required rear yards (for 1 & 2 family dwellings). There is, as far as I know, no such requirement for a front yard. Theorectically I suppose you could put a condensing unit in a front yard. LPC would likely not approve such an installation if the building is within a landmark district. Certain DOB applications can trigger requirements for front yard planting vs. concrete.

architect 140: So you could put the condenser in front of your house so long as it it 8′ from a propery line. brucef, how then are exhaust fans allowed? Really, I have been looking for this in the code and can’t find it. Can someone please point out the Chapter and subsection.

The zoning resolution states that ground level air conditioning equipment has to be a minimum of 8′ from any property line. Depending upon the number of compressors you might be able install a platform (like a fire escape) to the brick wall on the top floor – assuming it didn’t interfere with existing windows or create a noise problem. Otherwise you need steel dunnage to support the compressors – the preferred instalation for access when you need repairs.

You can’t mount on roof if roof is wood joists. The fire code assumes in the event of a fire, that the wood would burn and the mechanicals fall through onto fire fighters. They made us bridge from parapet to parapet with steel. that was two years ago.

You could but it looks terrible. I am unaware of the distance requirement being written into the code in terms of feet. The ’68 Building Code gave direction in terms of sound levels (an STC of 50). As for roof mounting, I have not run across anything that says I can’t mount on the roof without using steel. There are other ways to mount on the roof.

If you successfully search archives, I recall a set of clearances (6′?) from windows or doors, but if a certification of quietness was available for a particular unit, then it could be closer. I do know they can’t be hung on fire escape. And roof placement can only be on iron spanning masonry (not directly on roof) Bear in mind the manufacturers required calculations for length of line set, both up, down and across. Any fittings (elbows etc) reduce the allowable run.
